'Fletcher Challenge Limited, the company responsible for the restoration of this house - the first villa open to the public in New Zealand - has a long historical connection with Dunedin. The building of this house in 1909 for Hubert Green, storekeeper and postmaster at Broad Bay, began the career of Sir James Fletcher, founder of the Fletcher Construction Company Limited. The son of a fifth generation stonemason-builder, James Fletcher arrived in Dunedin from Scotland in 1908 with little more than a nailbag and a 12 pound bank deposit. After a period of employment as a joiner with a local firm of builders he formed a partnership with Albert Morris and this villa at Broad Bay was their first contract.'
